Yes, you can sign a lease agreement online free with Bond4Docs. Residential and commercial leases are generally eligible for electronic signature under the ESIGN Act and state UETA adoptions. A lease usually needs more than two signature fields. Most include initials at the foot of each page, a date next to each signature, and blanks for the tenant's details that the landlord should not be filling in on their behalf.
Assign each field to the specific party responsible for it. Tenant address and contact fields go to the tenant; landlord details go to the landlord. Required fields prevent a lease coming back with the emergency contact left blank.
Where several adults share a tenancy, each should be a separate recipient with their own signature rather than one person signing for everyone. That produces a record showing each individual signed, which is the point of collecting the signatures in the first place.
If a guarantor or co-signer is involved, add them as a recipient too. Sequential signing is useful here: require the tenants to complete their portion before the guarantee is presented.
Lease agreements are generally eligible for electronic signature, but landlord-tenant law is state-specific and some jurisdictions impose requirements on how certain disclosures are delivered. Lead-paint disclosure for pre-1978 housing, for example, carries its own federal requirements about what must accompany the lease.
ESIGN also excludes notices of default, acceleration, repossession, foreclosure, and eviction relating to a primary residence. Signing the lease electronically is one question; serving notices under it electronically is a separate one with a different answer.
