Property management
Property management is a steady stream of the same documents to different people: applications, leases, renewals, notices, and addenda, repeating on every unit turnover.
Free · No credit card · No signing limits
Bond4Docs gives landlords and property managers free electronic signatures with no cap on documents or units. Rental applications, leases, renewals, pet addenda, and move-in checklists can each be saved as templates with fields already positioned, then sent to tenants who sign from a secure link without creating an account. Completed leases include timestamped audit history and a tamper-evident completion certificate. Note that while leases themselves are generally signable electronically, the ESIGN Act excludes default, foreclosure, and eviction notices relating to a primary residence, so serving those electronically requires checking your state's rules.
No per-unit or per-document charge, so cost does not grow with the portfolio.
Keep a prepared lease for each property or unit class and reuse it every turnover.
Each adult on the tenancy gets their own fields and signature record.
Every unit turnover runs the same sequence: application, screening, lease, move-in condition report, and eventually a renewal or a move-out. Templating each stage means a turnover becomes a series of sends rather than a document assembly project.
Where adults share a tenancy, each should sign individually rather than one person signing on behalf of the household. Adding each as a recipient with their own assigned fields produces a record showing every tenant signed, which is the reason the signatures are collected.
Guarantors and co-signers work the same way, and sequential signing lets you require the tenants to complete their portion before the guarantee is presented.
Renewals are the highest-volume repeat document in property management and the most mechanical. A renewal template with number fields for the new rent and date fields for the new term reduces each renewal to a few entries and a send.
Because Bond4Docs does not limit how many requests you send, sending renewals early and following up with reminders costs nothing.
Signing a lease electronically and serving notices under it electronically are different legal questions. ESIGN specifically excludes notices of default, acceleration, repossession, foreclosure, and eviction relating to a primary residence, and state landlord-tenant law usually prescribes how such notices must be delivered.
Bond4Docs is not a law firm. Confirm your state's service requirements before delivering any notice electronically.
Direct answers
No. Bond4Docs does not impose signing limits, so the number of units or leases you manage does not affect cost.
Yes. The signing flow is browser-based and responsive, so tenants can complete fields and sign on a compatible mobile device without installing anything.
Eviction and default notices relating to a primary residence are excluded from the ESIGN Act, and state law governs how they must be served. Do not rely on electronic delivery for those without confirming your state's requirements with counsel.
Add each adult tenant as a separate recipient with their own signature and initials fields. Each signs individually, producing a distinct record for every tenant.
