A single residential transaction generates a stack of documents, most of which recur unchanged apart from names, dates, and figures. That is exactly the profile that templates handle well.
Transactions routinely involve two buyers, two sellers, and agents on both sides. Adding each person as a separate recipient produces an individual signature record for each, rather than one signature standing in for a household.
Sequential signing matters when an offer has to be signed by the buyers before it is presented to the sellers. Set the order once in the template and it applies to every send.
The original contract is rarely the final agreement. Inspection findings, financing conditions, and negotiated repairs each produce an addendum, and reconstructing which version governs is a familiar problem at closing.
Sending each addendum as its own request gives every amendment its own signatures, timestamps, and completion certificate. Folders per transaction keep the chain together.
Purchase agreements and disclosures are generally signable electronically and this is now routine practice. Closing is different: deeds, mortgages, and other recorded instruments commonly require notarization, and while remote online notarization is available in many states, availability and rules vary.
